What to Expect from a Home Inspection

Why should I get a home inspection?


Whether it’s a new construction inspection or pre-purchase inspection, there can be many hidden unseen problems with your home that an inspector will discover during a thorough inspection.


What do you look at during the inspection?


We inspect all major systems of your property. This includes the roof, exterior, structure, insulation, and major systems including electrical, heating, cooling, and plumbing. The Inspection's overall goal is to identify all significant issues that could potentially affect your buying decision.


Do I have to be there for the inspection?


While it’s not required that you be present for the inspection, it is highly recommended. You can observe the inspector and ask any questions about the overall condition of your property.


What will the inspection cost?


The inspection fee varies depending on a number of factors including the size of the house, its age and complexity of systems. Call the inspectors  for a custom quote for your property.


How long does a home inspection take?


A typical Done Right home inspection takes about 2.5 hours. The inspection time could fluctuate depending on the size and complexity of your property.


My home is brand new – Do I still need an inspection?


Yes. You can purchase or move into your new home with confidence knowing the overall condition of your property. Many Inspectors offers new construction inspections that will detect any incomplete work or damages that happened during the construction process.


What is a Builder Warranty?


A 1-year builders warranty guarantees your property for up to 1 year. Typically during the 11th month of your property ownership, you should hire an inspector to check your home for any unseen problems. After 1 year has passed, your warranty does not protect you against future problems.


When will I receive my home inspection report?


We will prepare a detailed report and email it to you within 24 hours of your inspection.


What is my home inspection report reveals problems?


When an inspector identifies a problem in your home, that doesn’t mean you shouldn’t buy the house. An inspectors job is to educate you about problems within your home so you can get the problem fixed before moving in. A seller will often negotiate a deal with the buyer at a lower price so the problems can be fixed after purchase.  Remember, there are 3 types of findings in home inspections, 1) Defective, typically something that is a safety concern or defective and needs addressed right away, 2) marginal- which means it will need to go on the routine maintenance list for the house and needs to be address in the future, and 3) no action needed.
